Bond Cleaning Melbourne
End of lease cleaning scoped against your Victorian condition report — because that is what the agent inspects and what the RTBA and VCAT care about.
End of lease cleaning built around your condition report
In Victoria your bond sits with the RTBA and disputes end up at VCAT. What decides whether you get it back is not how clean the place looks — it is how it compares to the condition report you signed when you moved in. So we ask for that report, photograph the property before and after, and clean to what it actually says.
That is the difference between a generic vacate clean and one that survives a final inspection. We cover apartments, townhouses and houses across inner and middle Melbourne, including buildings with lift bookings and secure access.
What the clean includes
Kitchen
Oven, stovetop, rangehood and filters degreased. Cupboards and drawers inside and out, splashback, sink, bench edges, exhaust surfaces.
Bathrooms & laundry
Shower screens descaled, tiles and grout scrubbed, toilet, vanity, mirrors, exhaust fans, laundry tub and trough.
Every room
Skirting boards, door frames, light fittings, switches, power points, window sills and tracks, wardrobe interiors, marks on walls where removable.
Floors, glass & extras
Vacuum and mop throughout, internal glass, balcony sweep and wash (on request), carpet steam cleaning as an add-on.
How the Melbourne bond process works
- Condition report comparison. The agent checks the property against the report from the start of your tenancy.
- Final inspection. Usually within a few days of the keys going back. This is the moment that matters.
- Bond release. The RTBA releases the bond once both parties agree, or VCAT decides if they do not.
- If something is flagged. We come back within 72 hours and fix it at no cost.
Send us the condition report and the agent's entry photos when you book. It takes two minutes and it is the single thing that most improves the outcome.

Bond cleaning Melbourne — frequently asked questions
How much does end of lease cleaning cost in Melbourne?
It depends on bedrooms, bathrooms and condition. A 1-bedroom, 1-bathroom apartment starts at $429; a 2-bedroom between $506 and $572; a 3-bedroom between $649 and $715. Carpet steam cleaning and balcony or garage work are quoted separately because they vary so much. You get the number in writing before we start.
What is the RTBA and why does it matter for my clean?
The Residential Tenancies Bond Authority holds your bond in Victoria. When you leave, the agent compares the property to the condition report from the start of your tenancy, and if there is disagreement it can go to VCAT. That report — not a generic checklist — is what your clean should be measured against, so we ask for it.
What if the agent is not happy with the clean?
We return within 72 hours and fix it at no charge. Send us the agent's list or photos and we will work through it. It is the same guarantee we run in Brisbane.
How long does an end of lease clean take in Melbourne?
A 1-bedroom apartment is usually 4 to 5 hours. A 2-bedroom 5 to 6. A 3-bedroom house 6 to 8, more if carpets, balconies or heavy build-up are involved. We confirm the estimate when we quote.
Do you clean carpets and blinds?
Carpet steam cleaning is available as an add-on and is often requested by Melbourne agents. Blinds, window tracks, balconies and garages can be added to the scope — tell us at booking so the price includes them.
Do I need to be there?
No. Most clients hand over a key or arrange building access. We photograph the property before and after and send you the set.
